Pro-Invest Plans $280m Walker Street Tower
The development pipeline for Walker Street continues to gain pace with Pro-Invest Group lodging plans for a $281-million commercial tower in the North Sydney CBD.
The 48-storey tower adds to the growing commercial area around the new Victoria Cross Metro Station precinct, with Stockland, Billbergia, Thirdi and Lendlease filing plans for similarly sized towers.
The hotel developer, fund manager and operator’s plans include 35 levels of office space, three decks, and ground floor retail, designed by Bates Smart, for the 100-102 Walker Street site.
There was also six levels of basement parking for 74 cars, 397 bicycles, end-of-trip facilities, two loading bays and retention of the existing substation at the site.
A 1980s, 14-storey commercial building with a through-site link from Walker to Little Spring Streets currently occupies the square 1392sq m site.
A through-site link is included in the latest plans, lined with retail and cafes and connecting to the Victoria Cross Metro Station and surrounding precinct with extensive landscaping by Aspect Studios across the building.
“[The development] is suitable for the site as the proposal is permissible with consent in the B3 Commercial zone and will deliver 42,573 sq m of employment-generating floor space in response to the zone objectives,” the application said.
